§1 Scope of Application
These Terms and Conditions apply to the rental of worker and holiday apartments by Fritz-Reuter-Straße 27 Immobiliengesellschaft mbH (hereinafter referred to as “Landlord”) to guests (hereinafter referred to as “Tenant”), as well as to all related services and deliveries. By completing a booking, the Tenant accepts these Terms and Conditions.
§2 Booking and Conclusion of Contract
(1) By submitting a booking, the Tenant makes a binding offer to conclude a rental agreement with the Landlord. (2) The contract becomes legally effective once the Landlord confirms the booking in writing (e.g., by e-mail or via the online booking system). (3) Special requests or additional agreements are only valid if confirmed in writing by the Landlord.
§3 Payment Terms
(1) Unless otherwise agreed, the total amount must be paid before arrival. (2) Payment may be made by bank transfer, online payment (e.g., via Smoobu), or as otherwise agreed. (3) For short-notice bookings, the Landlord may require an advance payment or full prepayment.
§4 Arrival and Departure
(1) Check-in: from 3:00 PM via key box (contactless check-in). (2) Check-out: by 11:00 AM or later upon prior arrangement. (3) Upon departure, the accommodation must be left broom-clean; garbage must be disposed of and dishes cleaned.
§5 Use of the Accommodation
(1) The apartment may only be occupied by the number of persons specified in the booking. (2) Pets are only allowed upon prior agreement. (3) Smoking is not permitted inside the apartment. (4) The Tenant agrees to treat the accommodation and its inventory with care and respect.
§6 Damages and Liability
(1) The Tenant is liable for any damages caused during the rental period by themselves, their co-travelers, or visitors. (2) Any damage must be reported to the Landlord immediately. (3) The Landlord is not liable for the Tenant’s personal belongings.
§7 Cancellation / Withdrawal
(1) Cancellations must be made in writing. (2) Unless otherwise agreed, the following cancellation fees apply: Up to 14 days before arrival: free of charge 13–1 days before arrival: 50% of the rental amount (3) The Landlord will make reasonable efforts to re-let the accommodation in the event of cancellation.
§8 Stay / House Rules
(1) The House Rules are an integral part of these Terms and Conditions. (2) Violations of the House Rules may lead to immediate termination of the rental contract. (3) In the event of early departure, there is no entitlement to a refund.
§9 Liability of the Landlord
(1) The Landlord is liable only in cases of intent or gross negligence. (2) The Landlord is not responsible for failures or disruptions beyond their control (e.g., power outages, technical issues, or weather-related events).
§10 Data Protection
Personal data is processed solely for the purpose of executing the booking and managing the rental relationship. No data is shared with third parties. Further information can be found in our Privacy Policy.
§11 Final Provisions
(1) German law applies. (2) The place of jurisdiction is Bremerhaven, insofar as legally permissible. (3) Should any provision of these Terms and Conditions be or become invalid, the validity of the remaining provisions shall not be affected.
